By making a booking at Nightingale Lodge through our website, you agree to these terms and conditions, our cancellation policy, our house rules, and our privacy policy.

Nightingale Lodge is a single holiday rental at Nightingale Farm, Ropsley Heath, NG33 4AU. The property is let for short-term holiday stays only. The maximum number of guests must not be exceeded.

A booking is confirmed once payment is received through our secure checkout (Stripe) and you receive a confirmation email. Prices are shown in GBP and include applicable fees as displayed at checkout (including cleaning and service fees where shown).

You must provide accurate contact details, including a valid email address and phone number. You are responsible for ensuring all guests comply with these terms and our house rules.

Check-in is from 4:00 PM. Check-out is by 10:00 AM on your departure date.

Minimum stay is 2 nights unless otherwise stated. Early check-in or late check-out may be available by prior arrangement but cannot be guaranteed.

Guests must:

• Treat the property and its contents with care
• Follow all house rules and local laws
• Report any damage or maintenance issues promptly
• Leave the property in a reasonable condition at check-out

You may be charged for excessive cleaning, damage, or missing items beyond normal wear and tear.

Cancellations are handled in accordance with our cancellation and refund policy.

We reserve the right to cancel a booking in exceptional circumstances, including property damage, safety concerns, or events outside our control. If we cancel your booking, you will receive a full refund of amounts paid for the accommodation.

We are not liable for loss or damage to guests' personal belongings, or for inconvenience caused by events beyond our reasonable control (including weather, power outages, or third-party service failures).

Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under UK law.

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
